NO MORE HIGH HEATING BILLS - EVER!!

This unique new house is the first in Canada to be designed and built to European Passive House specifications, and it may be the most energy-efficient detached house in the country. The 1750 sq.ft. house is slab-on-grade construction and has 16"-thick ICF core walls, with superinsulation and thermal-bridge-free construction throughout. Features include radiant floor heating, Thermotech triple-pane (double low-e) windows, a full house ventilation system with high-efficiency heat recovery, geothermal earth tube, propane gas range and stove/woodstove.

The house is situated on a serene, private and beautiful one-acre lot just 10 minutes' walk from central Wakefield village. There is no traffic noise, just the sound of birds in the surrounding trees.

This 3-bedroom, 1.5 bathroom home has a large kitchen, separate dining room and 24' wide living room. There is a den/library upstairs, and significant third-floor heated attic storage space accessed by folding ladder. The home has been designed as very low-maintenance, with an extensive, very private rear cedar deck and firepit, and minimal front lawn. The custom wood-grey stain on the board and batten wood siding will not need re-application. Well water quality and quantity is good, with no ancillary treatment needed.

Floors are ceramic tile downstairs and pine upstairs, and design care has been taken to ensure that high levels of indoor air quality are achieved via elimination of potentially toxic offgassing construction materials, as well as through the whole-house ventilation system. All rooms are wired for high-speed internet, phone and coaxial/TV.

Annual heating costs have been under $500 for the past two winters, or about 70% lower than a conventional Code 2x6 new house.

Wakefield village is a thriving cultural and artistic community, easily accessible from Ottawa (the 4-lane highway is currently being extended to the edge of the village). This house is situated just a few hundred metres from the Gatineau Park boundary and trail system, with easy access into the park for hiking, skiing and mountain biking, not to mention superb swimming in nearby lakes.
