This duplex is located in a very quiet neighborhood (Main/Davidson) on a horseshoe street. Very good neighborhood. A green belt is near by; excellent to walk your dog or to go jogging. Takes 2 minutes to get to highway 50. Located at less than 10 km from Ottawa.

The semi basement is rented $650/month with a lease to a quiet person, not heated, not lighted. Possibility to rent the upper level $750/month for a total income of $16,800 a year.

The semi basement appartment is identical as the upper level one. The upper level has a cathedral ceiling.

There is a deck 12 x 12, a cabanon of 11 x 12 and another smaller one for the gardening tools. Backyard all fenced.

Recent renovations: Shingles 2005, Roberge windows 2008, flooring 2003, painting 2007. This very clean duplex is only 18 years old.
